The Best Move Begins With a Plan, Not a For Sale Sign

For many homeowners, selling a house is simply a real estate transaction.

For others, it’s closing the door on forty years of birthday parties, holiday dinners, grandchildren chasing fireflies in the backyard, and neighbors who became family.

My own stage of life in the  “sandwich generation” has shown me how important it is to provide extra support to these cherished clients. It’s why I became certified as a Senior Citizen Real Estate Specialist (SRES®).  This designation enables me to assist Seniors on a much deeper level, providing vetted resources, planning and expertise at no additional cost.

Recently, I met with a Richmond couple who had lived in their home for decades. They knew it was time to move to a home that would be easier to maintain, but they were overwhelmed by one question:

“Where do we even begin?”

It wasn’t really about selling the house.

It was about coordinating every moving piece without feeling rushed or making an expensive mistake.

Like many of my senior clients, they worried about questions such as:

  • Should we buy first or sell first?
  • What if our new home isn’t ready?
  • How do we sort through forty years of belongings?
  • Who can help us pack?
  • What repairs are actually worth making?
  • What happens if Plan A doesn’t work?

These are important questions, and they deserve more than quick answers.

Every Move Needs a Road Map

One of my favorite parts of working with senior homeowners is helping create a personalized plan long before the home ever goes on the market.

Instead of reacting to whatever happens next, we build a roadmap together.

Plan A

Our ideal timeline.

Perhaps we prepare the home over several weeks, complete only the improvements that offer a return on investment, list strategically, negotiate favorable terms, and move directly into the next home.

Plan B

What if the perfect next home isn’t available yet?

Maybe we negotiate a rent-back after closing, arrange temporary housing, or explore bridge financing if purchasing first makes more sense.

Plan C

Life rarely follows a script.

Health changes. Family circumstances evolve. Builders experience delays. Interest rates shift.

Having contingency plans in place allows my clients to make thoughtful decisions instead of emotional ones.

Peace of mind often comes from knowing there is more than one path forward.

More Than Buying and Selling

One of the biggest surprises for many of my clients is discovering how many people it takes to make a move feel manageable.

Over the years, I’ve developed relationships with trusted local professionals who help my clients every step of the way.

My Senior Citizen Real Estate Specialist resources are vast.  Depending on their needs, I can connect them with:

  • Professional organizers
  • Estate sale companies
  • Senior move managers
  • Movers and packers
  • Handymen and licensed contractors
  • Painters
  • Landscapers
  • House cleaners
  • Attorneys
  • Financial professionals
  • Donation organizations
  • Junk removal services

Having a trusted team means my clients don’t have to spend hours searching for help or wondering who they can trust.  All of this coordination is included as part of my Senior Citizen Real Estate Specialist services and comes at no additional cost to my clients.

Helping Seniors Navigate Real Estate in Richmond, VA

As a Senior Citizen Real Estate Specialist serving Richmond, Chesterfield, Henrico, Midlothian, Bon Air, the Fan District, and surrounding communities, I understand that every senior move is different.

Some clients are downsizing.
